THE SUMMIT at SUMMIT POINTE

Covenant Synopsis

NOTE:

This is a condensed overview of some of the provisions in the recorded covenant documents and shall be for information purposes only.

Home Size Requirements

  • Minimum two (2) car attached garage required
  • Single Floor or Rambler Style Home - Must have a minimum of 1,600 square feet of living area on the main floor.
  • Two-Story Home - Must have a minimum of 1,100 square feet on the main floor and 2,200 square feet of finished living area above grade.
  • Modified Two-Story - Must have a main floor footprint minimum at or above 1,400 square feet and a total of 2,400 square feet above grade.
  • Split-entry Style Home- Must have a minimum of 1,400 square feet of finished living space on the upper level.

   
All structures constructed or placed on the property shall be completely finished on the exterior, thereof, within nine (9) months after commencement of construction.

Exterior Materials

  • Front Exterior - Brick, Stucco, Stone or "Hardi" plank siding is required on front elevation and approved by the Architectural Review Committee.
  • Side and Rear Exterior - May be maintenance-free siding materials. All vinyl must be a minimum .044 inches on side and rear


Roofing Requirements

  • The rooflines for all homes must have a minimum 8/12 pitch, or be approved by the Architecture Control Committee.
  • Shingles - a laminated shingle, or equal, shall be used on all structures, giving a texture appearance.


Landscape

  • A landscape plan is not required as a part of the plan submittal. However the builder is responsible for the planting of one (1) tree, minimum 2-½" diameter on all lots. Location to be in the front yard.
  • Lot owners are required to plat a boulevard tree(s) per the approved Boulevard Tree Planting Plan.


Fences

  • Fences are permitted with the prior approval of the Architectural Control Committee. Acceptable fence materials are cedar, redwood, and black or green, vinyl coated, galvanized chain link. Wood fences should not exceed 6 feet in height and chain link fences shall not exceed 4 feet in height.


All Home Plans Must Be Approved by the Architectural Review Committee.
